Since launching grand opening sales a few short months ago, The Hamptons of Hinsdale has been host to hundreds of prospective buyers for a closer look.

And what they’ve realized after “kicking the tires” and doing their due diligence is that The Hamptons of Hinsdale is one of the most impressive new home communities in Chicagoland, and one that represents a safe investment as well.

“It’s natural for home shoppers today to be concerned about a new construction community, especially considering that some developments that were started before the housing bubble burst never got completed,” said Lupe Griffin, Vice President of Asset Management for the Inland Opportunity Fund. “But Hamptons buyers can rest assured that this community will not only be completed as planned, but it has the solid backing of two major names in real estate, each of which is active and thriving.”

The Hamptons of Hinsdale was purchased by a subsidiary of Inland Opportunity Fund, LLC, a division of the Inland Real Estate Group of Companies, based in Oak Brook. As the new owner of the property, Inland had a goal to reposition and re-market the property to become more aligned with today’s buyers and values.

Next Generation Development was recently hired by Inland to handle construction, sales, and marketing of The Hamptons which will now consist of 93 condominiums and 26 townhomes.

Griffin noted that several million dollars has been infused into the property since it was acquired by Inland.

What’s additionally appealing is that eligible buyers can receive no-risk financing from the project’s preferred lender, Citizens Financial Bank. Citizens Financial is offering incentives on mortgage loan applications, special rate locks for new construction, and assistance with bridge loans for buyers with an existing home to sell.

Condominium shoppers can select from nine different Abbey designs, which include one to two bedrooms, 1½ to 2½ baths, and 1,262 to 2,239 square feet. Depending on the condo selected other inclusions are living room or great room, breakfast room, dining room, laundry room, and balcony; a fireplace and sitting room are optional. Base prices range from $301,185 to $575,955.

Buyers can choose from four different Villa townhome designs available in future buildings, each offering two to four bedrooms, 2½ to 3½ baths, family room, living/dining room, balcony, two-car garage, private elevator, and 2,473 to 3,059 square feet and base priced from $598,000 to $698,000.

Those looking to claim a Hamptons townhome without the wait now have three move-in ready options to choose from:

The Original Prescott, 80 Kennedy Lane. This one-of-a-kind end unit provides a southeast exposure; three bedrooms including a first-floor master bedroom and master bath; vaulted great room; two-story dining room; gourmet kitchen with Viking stainless steel appliances and breakfast nook; two fireplaces; two balconies; loft; and 2,817 square feet. The Prescott is priced at $680,000.

The Cotswold, 86 Kennedy Lane. This middle-unit townhome boasts three bedrooms; family rooms on the main and lower levels; great room; formal dining room; laundry room; breakfast room; two fireplaces; dual balconies; and 2,647 square feet. The Cotswold is priced at $665,000.

The Broadmoor, 92 Kennedy Lane. It features a first-floor master bedroom; two bedrooms and a loft on the upper level; two-story great room; deluxe kitchen with Dacor appliances; fireplace with glass tile; balcony; and 2,473 square feet. This home is priced at $645,000.

Each of the three units is furnished and includes 2½ baths, a two-car lower-level garage, lower-level family room, front porch and/or, rear deck, and washer/dryer.

A monthly homeowners association fee covers lawn care, snow and leaf removal, garbage pickup, and exterior/landscaping maintenance.

“We can also personalize any residence to match a buyer’s lifestyle. Whether it’s customizing a kitchen, adding a wine cellar, or moving walls to reshape a floor plan, we can accommodate individual tastes, needs and lifestyles,” Griffin said. “We also recently hired a design coordinator to assist in selecting all the important finishes and options you desire.”

The Hamptons of Hinsdale is in a private enclave on 12½ acres one block south of Hinsdale Central High School. The site showcases plentiful mature trees, shrubs, flowers and wetland plantings. In the near future, residents will enjoy two open space areas that are each anchored by attractive custom-built wood and stone gazebos, a stately stone entrance monument and walls, a scenic natural pond, and eye-catching streetscapes and topographical features, enclosed by a decorative stone and metal fence. Both ground-level and below-grade parking is provided at each condominium building, as are an elaborate grand lobby housing a private mail area, a greeting room and a community room with a bar and fireplace for residents, and two elevators.

The community is one block from Hinsdale Central High School, and two blocks from Elm Elementary School. Residents are also within a short drive of downtown Hinsdale, which features an array of restaurants, retailers, specialty shops and boutiques.
