Homes, homesites, commercials go on the block on June 28

Chartwell Group, LLC will auction 21 properties spread throughout Northern Illinois near Chicago, on June 28.
The auction will be held at 2 p.m. at the Holiday Inn Convention Center in Joliet. It is located at 411 S. Larkin Ave., just north of Interstate 80.
Residential development sites, single-family homesites, single-family homes and commercial properties are being offered, absolute regardless of price. Bank financing is available for qualified buyers, and those who pay in cash will receive a 2 percent discount off the high bid price at closing.
“Auctions typically allow buyers to purchase properties for significantly less than replacement cost or recent real estate appraisals,” said Bud Blinick, vice president and real estate broker for the Chartwell Group. “Banks and lenders on the other hand benefit because it allows them to sell property quicker than normal, thus avoiding costly overhead and other carrying costs on the property.”
Geographically speaking, the majority of these properties are located in the northern portion of Illinois in the towns of Braidwood, Minooka, Sandwich, Channahon, Lakemore, Zion, Ottawa, Henry, Hampshire, Montgomery, Spring Valley, Sterling, Paw Paw, Joliet, Aurora, Plainfield, Earlville and Varna.
Buyers interested in the purchase of unfinished residential communities will have the opportunity to purchase three subdivisions. All will be offered without reserve, regardless of price. One is The Townes of Braidwood in Braidwood, which offers multi-family residential zoning, and has 39 permitted single-family and duplex homesites, and one model home. Nearby Interstate 55 is accessible via Route 133 to the north and Reed Road to the south. The suggested opening bid is $125,000.
In Minooka, bidders have an opportunity to purchase Reflections at Waters Edge. Forty-two approved single-family and duplex homesites are being offered in this community. The development is located within a short distance of Ridge Road, the primary north-south access through Minooka and has access to I-80. The suggested opening bid is $115,000
The final subdivision up for auction is the Fairways of Sandwich in Sandwich. The subdivision is adjacent to the Route 34 corridor and consists of 76 individual single-family homesites. Several homes are already occupied. Homesites range in size from 10,800 to 29,433 square feet. There are many scenic lakes in this subdivision, and the suggested opening bid is $250,000.
Individual homebuilders and homebuyers can name their own prices on several-single family homesites that are located in Channahon, Lakemore, Ottawa, Hampshire, Montgomery and Plainfield. Homesites range in size from 12,026 to 48,351 square feet, and suggested opening bids start at $5,000 to $20,000.
Single-family homes are located in Spring Valley, Sterling, Joliet, Aurora and Verna. Suggested opening bids for these range from $10,000 to $40,000.
Commercial properties are located in Henry, Paw Paw and Earlville. Suggested opening bids range from $10,000 to $35,000.
