“Not everybody downsizes ... by far not everybody downsizes” says Margaret Wylde, president of Promatura, a senior-focused research and consulting firm that surveyed 6,300 households of people over 45 who had either recently moved or were planning to move.

For empty-nesters, building a new home is all about getting the right square footage, whether it’s for entertaining, hobbies, the grandchildren, having guests for the weekend, or just the kind of room that’s perfect for them.

To accommodate their changing lifestyle, some couples are exchanging their homes in the suburbs or city for a dream houses in the country that give them the benefit of a more flexible, open floor plan and maintenance-free living in a secure community, surrounded by scenic views and plenty of options for activities they enjoy.

Located along a 600-acre all-sports lake in Michigan’s Harbor Country, just 90 minutes from Chicago, couples are finding a safe haven for quality time together in the new Lake Chapin Shores community.

Weekends once spent with the kids turn into time for each other, such as intimate dinners for two at local dining spots, a cruise on the lake, a walk along its shore, a dip in the pool, golf at local country clubs or public courses, a tour of the county’s wineries, or bike-riding along country roads.

That means there is also plenty to do when the grandchildren or weekend guests visit, which a home on the lake is certain to attract.

The quiet Lake Chapin Shores hideaway features 21 homesites, each with a different elevation and panoramic views, direct lake access, heated community swimming pool, a variety of floor plan choices from 1,300 to 3,400 square feet, and 12 construction design options geared to convenient, hassle-free living.

Ten homes have been built in the last three years, evidence of the growing popularity of this resort-like community and what it offers. Two models are ready for both viewing and purchase, and 10 sites are ready for construction by Greg Fenner, a Certified Green builder and expert in helping buyers realize their visions of what “living space” means to them.

“I’ve been a homebuilder in the county for over 30 years and have built my reputation on close attention to the finest details of quality construction and adapting designs to the owners’ specific needs. I do a lot of listening,” said Fenner.

Materials and equipment are high quality, selected for quiet efficiency, durability and the need for little or no maintenance. The Monarch decking, for example, never needs staining or sealing. Landmark Architectural Shingles deliver the look of cottage-style weathered wood roofing, but carry a 30-year warranty. Pella windows and doors are energy efficient.

Cast iron drops between first and second levels insulate sound between floors. Natural, pre-stained cedar siding in the owner’s choice of colors and finish requires little maintenance. Landscaped common areas are maintained as one of many community services, and a concierge service is available to help homeowners prepare for special events such as family reunions and holiday parties.
