When you choose a home, you’re getting more than “sticks and bricks;” you’re also buying into a neighborhood.
That’s why smart house hunters don’t just look at their dream home and its immediate environment. They also research where they will play, shop, send their kids to school, and how they will get to work.
“When we pick a site for a new community, we do much the same thing that we advise our buyers to do: check out the entire area,” said Cheryl Bonk, vice president of sales and marketing for M/I Homes Chicago, which is developing townhome communities in several Chicago suburbs.
Many people want convenient access to their jobs; others like to be close to nature. Those who think about the big picture — their community, not just their neighborhood — sometimes can get both.
Consider two townhome communities being developed by M/I Homes Chicago: Shelburne Crossing in west suburban Winfield and Sheffield Square in southwest suburban Orland Park.
The Shelburne Crossing townhomes are base-priced from $195,990 to $294,990, while Sheffield Square prices range from $195,900 to $288,990.
The Sheffield townhomes range from 1,550 to 2,100 square feet, with two to three bedrooms and 1½ to three baths. The Shelburne Crossing townhomes, also with two to three bedrooms and 1½ to three baths, range from 1,579 to 1,910 square feet. All townhomes include two-car attached garages.
Both Shelburne and Sheffield offer access to employment and recreational opportunities. In other words, they’re both convenient and fun places to live.
Shelburne Crossing
One of the biggest employers in DuPage County, Central DuPage Hospital, is five minutes away from Shelburne Crossing.
Residents who work in downtown Chicago can walk to a Metra commuter rail station, and then hop on a train that will have them downtown in less than an hour.
After work, those same M/I buyers can come back to Shelburne and take advantage of the nearby Winfield Mounds County Forest Preserve. The 359-acre facility includes a lake along with bicycling and walking trails.
That’s great with resident Dan Inedino, who moved to Shelburne from Chicago’s Lincoln Park neighborhood. He likes the location.
“A lot of my friends wondered why I wanted to move to the ‘burbs, but this is a closer commute to work.”
Dan describes Shelburne as “different from the typical townhome. Winfield is really quiet, and there is a forest preserve right behind me. Sometimes I feel like I’m in the backwoods of Wisconsin.”
Just north of Winfield Mounds is another county forest preserve, Timber Ridge. At 1,164 acres, Timber Ridge is one of DuPage County’s biggest forest preserves.
Trailheads for two regional bike paths — the Great Western Trail and the Illinois Prairie Path — are at Timber Ridge, which also includes Kline Creek Farm, an 1890s “living history” farm.
Also nearby is the 18-hole Klein Creek Golf Club, which one online reviewer calls “the best course I played this year. Tee boxes, fairways and green are in great shape.”
Sheffield Square
Located in Orland Park, the heart of the southwest suburbs, Sheffield Square is another townhome community with plenty of opportunities for work and play. As in Winfield, in Orland Park, M/I has found a terrific location within walking distance of a Metra station. It’s one hour to Union Station.
There’s also good news for those who drive to work. A major expansion of the intersection of LaGrange Road and 143rd Street is being followed up by the widening of several miles of LaGrange Road. The net result: shorter commute times and better access to I-80 and the Tri-State Tollway, Int. 294.
With a median family income of $98,300 and a 90 percent homeownership rate, Orland is a prosperous, stable community. With 50 public parks and 1,300 acres of open space, it’s also a fun place to be. One highlight is Centennial Park, which includes a water park, two piers for fishing and an ice rink.
Many newer suburbs lack a traditional downtown, a gathering place for both everyday life and special events. But 1989 saw the birth of the Orland Park Village Center, which includes both the practical — village hall and police headquarters — as well as a performing arts center and civic center that is used for everything from private parties to wedding receptions.
When complete, Sheffield Square will include 182 townhomes with two to 2½ baths, two-car attached garages and decks outside the kitchen area. Three of the four floor plans include 9-foot first-floor ceilings.
Decorated models are available at both Shelburne Crossing and Sheffield Square. Options include fireplaces, luxury master baths, and volume ceilings in great rooms, kitchens and master baths.
