Condominium appraisers say breath-taking, unobstructed Windy City views are worth their weight in gold at 200 North Dearborn Private Residences.
Great views have hefty value as an amenity, according to Gail Lissner, vice president of Appraisal Research Counselors, Ltd., who notes that the value of premium vistas sometimes could account for up to half of the condos value.
200 North Dearborn has been Chicago’s condo sales leader since the second half of 2011, according to Appraisal Research. Equally impressive is the fact that 95 percent of all sales have been cash purchases. Year-to-date closings through Sept. 24 total 71 completed sales. And, two more closings are scheduled for Oct. 23.
“Chicago is known as the father of high-rise architecture. Condominium buyers at 200 North Dearborn in the Loop can take a private architectural tour just by looking out their windows,” said veteran condo developer Nicholas S. Gouletas, chairman and CEO of American Invsco.
“Night views are spectacular at 200 North Dearborn. It’s like watching champagne bubbles pop as the twinkling city lights go on and off,” Gouletas said.
The 47-story high-rise condominium has a bird’s-eye view of the Loop and skyline and its abundance of architecturally unique and significant buildings.
Residence 4602 showcases some of the most spectacular panoramic views of the Loop and lakefront as well as Millennium Park and Buckingham Fountain.
It also features a spacious balcony facing west off the living room for even more breathtaking views.
The 1,165-square-foot residence features two bedrooms, two baths and 10-foot ceilings. This unit is in the process of a total remodeling; marble flooring has been installed throughout. Closeout Sales priced as is at the cash price of $668,918, the buyer has the freedom to design this skyline residence to their own taste.
Attractive outdoor space is another lure at 200 North Dearborn. The Van Gogh Terrace, a 3,200-square-foot landscaped garden, is accented with wooden umbrella tables, barbeques adjacent to the indoor heated swimming pool and a party room with full kitchen, said Gouletas.
“It’s nice to have your own back yard in the middle of Chicago, in a high-rise building,” Gouletas said.
The terrace features wall murals depicting reproductions of Vincent Van Gogh paintings, including such titles as “Starry Night,” “Irises, Saint-Remy, circa 1889,” and “Vases with Twelve Sunflowers.”
Buyers who appreciate spectacular views need to act quickly as 200 N. Dearborn goes into its Final Closeout phase with savings up to $214,031 off the original pricing for cash purchases. Mortgage buyers also save with a 5 percent discount off the previous sale price.
