Hefty $50,000 incentive offered at gated Meadow Ridge

KZF Development will break ground and begin construction on eight new homes for sale at its upscale Meadow Ridge community in Northbrook, with deliveries scheduled for summer of 2013.

According to Shannon Gibson-Giampa of Gibson, Giampa & Partners, Inc., the exclusive marketing agent for the development, sales have been moving along at a rapid pace and all of the inventory homes are sold out.

“We have even sold our model home,” she said. “Now we are beginning to break ground for the next eight homes and KZF would like to keep this rapid sales pace going, so we are offering buyers a special $50,000 price incentive.”

Pre-construction prices on the eight homes will reflect a savings of $50,000, Gibson-Giampa said.

“When buyers close on these new homes in summer of 2013 it will be as if KZF has rolled back the clock to 2012, helping buyers build instant equity,” Gibson-Giampa said. “Rising construction costs and a rebounding housing market will be that homes started in summer of 2013 will be priced much higher.”

One of the new homes being built will be the modified “D-2,” which is a three-bedroom, 2½-bath, 2,699-square-foot townhome.

“The D-2 is a floor plan that has been modified based on customer comments and suggestions,” said Gibson-Giapma. “In the new D-2 plan, we moved the staircase to enlarge the foyer, creating a much more grand entry.”

“We also reconfigured the kitchen cabinetry and opened up the breakfast/dining wall to accommodate a larger table in the space, as well as giving the floor plan enough room for a kitchen island, which also is a frequent request from home buyers,” she said. “These are small changes that make a big difference in the overall flow of the space.”

Buyer feedback has always been tremendously positive here at Meadow Ridge and it is something KZF Development takes very seriously, Gibson-Giampa noted.

The new D-2 plan, which will be built by summer of 2013, showcases more than 1,660 square feet of living space just on the first floor alone.

“Potential buyers should plan to come out and view the floor plans for the D-2 and take advantage of the $50,000 pre-construction incentive,” said Gibson-Giampa.

The Meadow Ridge residences are being built in two-unit duplex and four-unit townhome buildings in the community, which features a guard house and private streets. Base prices range from $495,000 to $895,000.

The two-story duplexes have three bedrooms, 2½ baths and 2,334 to 3,700 square feet of living space. The duplex homes, which come with an unfinished bonus room, feature a private entry, soaring ceilings and a two-car attached garage.

The two-story townhomes are available with two or three bedrooms, including a first-floor master suite, 2½ baths and 2,236 to 2,617 square feet of living space. Townhomes feature grand two-story living rooms, 9-foot first-floor ceilings and an attached two-car garage.
