Buyers will receive a pre-spring price reduction of up to $30,000 on remaining move-in-now homes at Wolf Ridge Condominiums, a 60-unit residential development at 77 N. Wolf Road just north of North Avenue (Route 64) in downtown Northlake.

“Along with the price reductions — ranging from $20,000 to $30,000 on immediate occupancy residences — the next five buyers can lock in 5-percent down payment seller financing and receive two free parking spaces valued at $9,500,” said Paul Dincin, partner in Catapult Real Estate Group, the exclusive marketing agent for Wolf Ridge Condominiums.

“For a limited time, the developer — the City of Northlake — is offering to give the buyers both a heated indoor parking space and an outdoor parking space,” Dincin said. The heated indoor parking is valued at $7,500, and the outdoor spaced is worth $3,000, Dincin said.

“Our unique seller-financing program is offering 30-year fixed-rate conventional financing for the next five qualified buyers at 4.925 percent interest with a low 5-percent down payment,” said Jeffrey T. Sherwin, mayor of Northlake.

“When you add up these substantial price reductions, plus two free parking spaces and the special 5-percent down seller financing, the incentive package now being offered at Wolf Ridge Condominiums is one of the best pre-spring deals in the Chicagoland housing market,” Dincin said.

The Phase II sales at Wolf Ridge Condominium currently are under way. Twenty-one immediate-occupancy luxury condominiums have been released for sale, said Terrie Whittaker, director of brokerage services for Catapult Realty, LLC, the exclusive broker for Wolf Ridge. Twenty-four units already are sold and occupied in Phase I of the development.

“These spacious homes were designed to provide a high quality of life for their owners, and now they are affordably priced to sell quickly,” said Whittaker. “Each condo features a private balcony with park or city view, a great room and open kitchen, in-unit laundry room, indoor heated garage plus additional private outdoor parking and its own separate lockable storage room.”

Two-bedroom residences with one or two baths and 1,180 to 1,463 square feet of living area are offered at Wolf Ridge. Prices now begin at $129,900 for the most affordable two-bedroom, one-bath layout. The price was reduced from $149,900, a savings of $20,000. The most affordable two-bedroom, two-bath floor plan now is priced at $149,900, reduced from $174,900, a saving of $25,000. Monthly assessments range from $249 to $280.

Purchasers may choose from nine spacious condominium floor plans at Wolf Ridge, and tour three models currently on display. Here are details on two of the immediate-occupancy homes:

• Residence 407: The Belle model, a two-bedroom, two-bath home with 1,336 square feet of living area. The price now is reduced to $169,900, a savings of $30,000. The Belle model features an open 10-by-13-foot eat-in kitchen with an L-shaped work area and a 21-by-14½-foot great room. Sliding glass doors open to an adjoining balcony (6-by 15-feet) which has an eastern city view. The bedrooms are in a private wing to the right of the great room. The master bedroom suite (14-by 11½-feet) has a walk-in closet and adjoining master bath with double-bowl vanity, separate shower and tub. The second bedroom measures 11-by-11 feet. The laundry room is to the right of the entry.

• Residence 308: The Franklin model, a two-bedroom two-bath condominium with 1,181 square feet of living area. The price now is reduced to $149,900, a savings of $25,000. The Franklin model features an open 12-by-12-foot eat-in kitchen with an L-shaped work area and a 15-by-19-foot great room. Sliding glass doors open to an adjoining balcony (6 by-15-feet) which has an eastern city view. The bedrooms are on either side of the great room. The master bedroom suite (15-by-11 feet) has a walk-in closet and adjoining master bath. The second bedroom measures 11-by 13-feet. The laundry area is in the corridor adjacent to the guest bath.

Each condominium home at Wolf Ridge features a private balcony, designer kitchen with room for a table and a standard black or white appliance package, including refrigerator, oven/range, microwave, dishwasher, double-bowl stainless-steel sink and laminate counter-tops.

Wall-to-wall carpeting is standard in main living areas and bedrooms. Kitchens and baths feature ceramic tile. In-unit laundry with washer and dryer hookups and laundry tub is standard. Each unit has individually controlled heating and central air conditioning and radiant heating in the floor.

Development amenities include a decorated lobby with two elevators, intercom system, indoor heated parking, individual private storage lockers, and a fire sprinkler system throughout the building, radiant heat snow-melt at entryways and garage entrances and solid reinforced brick construction.

Wolf Ridge features ample free guest parking. The development overlooks a park and features elegantly landscaped grounds.

Millennium Park and Community Center are located a few blocks from Wolf Ridge Condominiums. The new park includes playground equipment, a volleyball court and a splash fountain. The Northlake Public Library is to the north, and just north on Wolf Road is the Center Point Recreation and Preserve, which features walking trails and a picturesque meandering stream.
