Maples at the Sonatas, a maintenance-free community in Woodstock, has quickly sailed past the 50 percent sales mark since the opening of decorated models.
The community already recorded strong sales of 21 homes in the 2012 sales season.
Homes within the community are priced from $180,000s and provide a minimum of 1,718 square feet of stair-free living space.
Maples at the Sonatas is on the north side of Woodstock and will have a total of 125 ranch villa cluster homes and ranch style single-family residences clustered around the community’s pool and clubhouse. Within the extensively landscaped community, homebuyers have five ranch plans to choose from, all of which have volume ceilings and two or 2½-car attached garages.
The ranch villas are clustered four ranch homes to a building, the exterior of each building is designed to look like a large “single-family” home.
Offering approximately 1,718 to 1,816 square feet of living space, these single-level homes feature two or three bedrooms, two full baths, great room, formal dining room, eat-in kitchen, master bedroom suite and guestroom. Master baths include a glass shower, double-bowl vanity and spacious linen closet. Homes feature a vaulted ceiling in the great room and round top transom windows allow natural light to flow into all rooms. These stair-free homes also include a large, enclosed sun room.
The second style of home is the Courtyard Series of stand-alone ranch homes. These single-family homes allow the homebuyer to live the maintenance-free lifestyle typically found in condominium or townhome communities, but with the additional benefit of not sharing a wall, floor or ceiling with anyone else.
One of the floor plans is the 1,516-square-foot Palazzo, base-priced at $207,990 with two bedrooms, two bathrooms and a 2½-car garage. Despite its size, the open floor plan allows for an abundance of living space. The high tray ceilings, optional fireplace and large kitchen are just a few of the finishing touches that make the Palazzo unique. Additionally, the expansive private courtyard allows homeowners to enjoy the outdoors while still maintaining privacy.
A slightly larger ranch is the Portico, a 1,754- to 2,461-square-foot, two-bedroom, two-bath single-family home with a den and 2½-car attached garage. Some buyers use the den as a study or office, while others convert it into a third bedroom. This beautiful home is priced at $222,990.
The most spacious stand-alone courtyard ranch home is the 1,994-to 2,873-square-foot Promenade. This stunning floor plan features two bedrooms, two bathrooms, a den, an open dining and living area, a large entertaining kitchen and a 485 square-foot private courtyard. The Promenade is priced at $232,990.
All villas and single-family courtyard homes feature central air conditioning, an energy-efficiency package including low-e windows, a 92 percent efficient furnace and premium insulation. Ceramic tile is standard in the entry foyer and is also a common choice for bathrooms and the laundry room. Beautiful hardwood flooring is an option for the living room, dining room and kitchen. Often, buyers opt for stainless steel appliances, cherry hardwood cabinetry and granite countertops to create a gorgeous kitchen that is perfect for entertaining.
Maples at the Sonatas offers a heated swimming pool and clubhouse with furnished social room (with fireplace, flat-screen television), equipped fitness center and restroom facilities.
